These 54 and 44 story towers were inspired by the desire of the client to develop a design for the site that was both modern and classic in its aesthetic. Borrowing from the language of the classic New York skyscraper, a number of options were developed all of which provide simple, orthogonal, cost-effective and efficient plans while allowing for a variety of podium and tower variations. The structural shear walls are externally expressed giving the scheme a strong vertical composition while at the same time maximizing the affective structural width of the building thus increasing structural efficiency and reducing the cost of construction. This approach has the added benefit of providing a natural segregation between the units.

The podium areas accommodate a variety of retail and shopping experiences as well as the main service and loading bays. The upper portions of the podium includes a number of duplex units with views out over the adjacent boulevard. The roof of the podium provides landscaped amenity spaces and a roof top pool. One and two bedroom apartments are located in the lower portion of the tower while the upper levels accommodate 3-bed duplex units. An overriding aim of the project has been to maximize views to the Burj Khalifa and Burj fountains owing to the significant premium these views will bring to the property. A subdued, monochrome colour palette was applied throughout the interior.

The spaces needed to be divided into rooms to satisfy living requirements, but in each space, the views to the local area are placed in shared spaces rather than confined to bedrooms. In this manner, the apartments allow for appreciation of the city to be a communal activity. The quiet interior provides residents with a respite from the noise and pace of the city. Residents can bathe in the evening light and breathtaking views of the local skyline.
